Depending on the source and time period measured, homes in Dunes West are generally selling between the mid-$600,000s and well over $2 million, with luxury waterfront properties reaching substantially higher. Current listings average just over $1 million, with an average price of approximately $347 per square foot and fewer than 30 homes actively for sale, highlighting the neighborhood's relatively limited inventory.
Those numbers shouldn't surprise anyone familiar with Dunes West.

One Neighborhood, Many Different Price Points
One mistake buyers often make is assuming Dunes West is a single neighborhood with a single price point.
In reality, Dunes West is made up of more than 20 distinct sections developed over several decades. You'll find everything from townhomes and condominiums to established three-bedroom homes, executive residences overlooking the golf course, and spectacular custom-built waterfront estates with private docks on the Wando River.
Today, entry-level single-family homes generally begin around the $600,000 range, while renovated executive homes typically range between $800,000 and $1.5 million. Waterfront and custom luxury properties frequently exceed $2 million depending on location, views, dock permits, and recent renovations.
Why Dunes West Continues to Hold Its Value
Having lived in Dunes West myself, I think one of the biggest reasons values remain strong is that buyers aren't simply purchasing a house—they're buying a lifestyle.
Few neighborhoods in Mount Pleasant offer the same combination of mature live oaks, marsh views, boating access, championship golf, walking trails, established landscaping and resort-style amenities.
The optional Dunes West Golf & River Club provides golf, tennis, pickleball, swimming, fitness facilities and social activities, while Wagner Creek and the Wando River provide convenient access for boating, kayaking and fishing.
Unlike many newer developments, Dunes West also benefits from mature landscaping and larger homesites that simply aren't being replicated in today's subdivisions.
Location Still Drives Demand
One of the neighborhood's biggest competitive advantages is location.
Dunes West feels removed from the congestion without actually being isolated. Residents have convenient access to Highway 41 and U.S. Highway 17, making grocery stores, restaurants, medical facilities and everyday shopping just minutes away. Downtown Charleston is an easy drive, while Charleston International Airport remains within reasonable commuting distance.
For many buyers relocating to Charleston, that balance between convenience and privacy is difficult to duplicate elsewhere.
A Community That Appeals to Families
Families continue to be drawn to Dunes West because of its reputation, neighborhood atmosphere and proximity to highly regarded Charleston County schools. Children ride bikes through the community, neighbors gather at parks and club facilities, and many homes back to wooded areas, lagoons or golf course views instead of commercial development.
It's one of those communities where people often intend to stay five years and end up staying twenty.

After selling real estate in Charleston for nearly three decades, I've learned that statistics only tell part of the story.
The real strength of Dunes West isn't simply its average home price or price per square foot.
It's consistency.
Even as the broader Charleston market has become more balanced over the past two years, Dunes West continues attracting buyers because it offers something increasingly difficult to find: an established neighborhood with exceptional amenities, mature natural beauty, larger homesites and a genuine sense of community.
For sellers, that means properly prepared and well-priced homes continue to receive strong attention.
For buyers, it means understanding that not every section of Dunes West performs the same. Flood zones, golf frontage, waterfront access, renovations, lot size, school assignments and optional club memberships all affect value.
