Luxury, Lifestyle, Membership Costs, and the Best Places to Live on the Course

Mount Pleasant, South Carolina has quietly become one of the premier golf lifestyle destinations on the East Coast. While Charleston is often known for its historic downtown, beaches, boating, and waterfront living, many affluent buyers relocating to the area are increasingly focused on private golf communities that combine luxury living, club amenities, strong resale value, and access to the Charleston lifestyle.

But not all golf communities in Mount Pleasant are the same.

Some are heavily focused on exclusivity and privacy. Others appeal more to families, active retirees, or buyers looking for value relative to the amenities offered.

After selling real estate in the Charleston area for more than 27 years — and selling over 5,500 homes throughout my career — here are the golf communities I believe stand out the most in Mount Pleasant today.

1. Bulls Bay Golf Club – The Most Exclusive Golf Community in Mount Pleasant

Bulls Bay Golf Club

If you are looking for one of the most private and prestigious golf experiences in the Charleston region, Bulls Bay stands alone.

Located north of Mount Pleasant near Awendaw, Bulls Bay was designed by legendary architect Mike Strantz and is consistently ranked among the top private golf courses in South Carolina. The community feels intentionally understated — there are no traffic lights inside the gates, no commercial intrusion, and very little density compared to more traditional master-planned neighborhoods.

This is old-school luxury.

The homesites are large. The golf course is dramatic and nationally respected. The atmosphere is private, quiet, and deeply connected to the Lowcountry landscape.

Bulls Bay attracts:

  • executives

  • entrepreneurs

  • retirees seeking privacy

  • serious golfers

  • luxury second-home buyers

  • boating and outdoor enthusiasts

One of the unique aspects of Bulls Bay is its exclusivity around membership access.

Current initiation fees are roughly:

  • approximately $60,000 to join

  • around $700+ per month in dues

But the real challenge is availability.

The club reportedly has an extended waiting list that can stretch for years depending on membership category and turnover.

I recently sold a luxury home in Bulls Bay, and there are occasionally strategies and opportunities available to help buyers navigate the membership process more efficiently depending on timing and structure.

If you are considering Bulls Bay, call me directly to discuss opportunities that may help shorten or bypass portions of the waiting process.

Best For:

  • Luxury buyers

  • Golf purists

  • Privacy seekers

  • Executives relocating to Charleston

  • Buyers wanting exclusivity without a flashy country club feel

Potential Downsides:

  • Further drive to downtown Charleston

  • Highly competitive inventory

  • Membership availability can be challenging

2. Dunes West – Best Overall Lifestyle Golf Community in Mount Pleasant

Dunes West Golf and River Club

As someone who personally lives in Dunes West, I believe it remains one of the best overall lifestyle golf communities in Mount Pleasant — especially for families and buyers seeking a balance of golf, amenities, waterfront access, and convenience.

Dunes West offers something many golf communities struggle to achieve:

true lifestyle diversity.

Inside the gates you’ll find:

  • golf course homes

  • marshfront properties

  • deepwater estates

  • family neighborhoods

  • tennis

  • pools

  • fitness facilities

  • boat storage nearby

  • walking trails

  • multiple price points

The location is also extremely strategic.

Unlike Bulls Bay, Dunes West places residents much closer to:

  • shopping

  • restaurants

  • schools

  • Highway 41

  • Isle of Palms access

  • central Mount Pleasant conveniences

The golf course itself offers a scenic Lowcountry layout with water, marsh views, and mature landscaping throughout the community.

Over the years, I have become one of the most recognized agents marketing and selling homes in Dunes West because I understand not only the homes — but the nuances between sections, flood considerations, golf course positioning, marsh exposure, dock potential, renovation value, and long-term resale dynamics.

That matters here.

Not all Dunes West homes command the same value trajectory, and understanding those differences can make a substantial financial impact for both buyers and sellers.

Best For:

  • Families

  • Executives

  • Buyers wanting amenities and community

  • Golfers who also value boating and social lifestyle

  • Buyers wanting central Mount Pleasant convenience

Potential Downsides:

  • More density than Bulls Bay

  • Busier social environment

  • Some sections vary significantly in age and home style

3. Rivertowne Country Club – Best Value for Golf and Waterfront Living

Rivertowne Country Club

Rivertowne has become one of the more attractive value-oriented golf communities in Mount Pleasant because it offers a surprisingly strong combination of:

  • golf

  • marsh views

  • waterfront access

  • newer homes

  • larger floorplans

  • relative affordability compared to some luxury competitors

Located off Highway 41, Rivertowne appeals heavily to:

  • move-up buyers

  • relocating families

  • remote professionals

  • buyers seeking larger homes without Old Village pricing

The Arnold Palmer Signature golf course is a major attraction, and many homes enjoy beautiful marsh or golf views throughout the neighborhood.

Rivertowne also tends to provide more square footage per dollar than many central Mount Pleasant communities.

Best For:

  • Buyers seeking value

  • Families wanting newer homes

  • Golfers wanting country club access at a lower entry point

  • Buyers relocating from higher-cost states

Potential Downsides:

  • Traffic along Highway 41 can become congested

  • Less exclusivity than Bulls Bay

  • Some sections feel more suburban in layout

4. Charleston National – Best Public Golf Community in Mount Pleasant

Charleston National Golf Club

Charleston National offers a very different type of golf lifestyle compared to the private club communities above.

This is a semi-public course community that appeals strongly to buyers who want:

  • golf access

  • Mount Pleasant location

  • strong neighborhood feel

  • lower barriers to entry

  • lower carrying costs

Located near Park West and Highway 17 North, Charleston National provides excellent convenience for commuters while still maintaining a strong golf-oriented atmosphere.

The Rees Jones-designed course is highly respected locally and offers scenic Lowcountry character without the ultra-private country club structure.

For many buyers, Charleston National represents one of the best “practical lifestyle” golf communities in Mount Pleasant.

Best For:

  • Active families

  • Buyers wanting lower costs

  • Golfers who prefer flexibility over exclusivity

  • Primary residents instead of second-home buyers

Potential Downsides:

  • Less luxury positioning

  • Public access reduces exclusivity

  • Smaller homesites compared to Bulls Bay or portions of Dunes West

Final Thoughts: Which Mount Pleasant Golf Community Is Best?

The answer depends entirely on what type of lifestyle you want.

Choose Bulls Bay if you want:

  • exclusivity

  • privacy

  • elite golf culture

  • luxury retreat atmosphere

Choose Dunes West if you want:

  • balanced lifestyle

  • family amenities

  • boating + golf

  • strong long-term resale appeal

Choose Rivertowne if you want:

  • value

  • larger homes

  • marsh and golf views

  • family-oriented living

Choose Charleston National if you want:

  • affordability

  • convenience

  • golf lifestyle without private club barriers

Every one of these communities has strengths — but understanding the subtle differences between them is where experience matters.

After nearly three decades selling luxury and golf-oriented real estate throughout Mount Pleasant and Charleston, I can help buyers understand:

  • membership structures

  • resale trends

  • flood zone impacts

  • golf course positioning

  • deepwater opportunities

  • renovation upside

  • off-market inventory

  • and long-term value differences between communities

Luxury is not a price point. It’s a level of service.
